Because the owner said it sooo well...225 shadow moss dr caught our eye right away when we first began looking for property in east athens. showcasing two stories, a spacious yard, and a large front porch with some craft lattice spanning the width of the home, we knew right away that this was a property we would be proud to own. the design elements of the exterior of the property are true to the neighborhood, but in our humble opinion, stand out among the other properties on the street. its got nice curb appeal. the peaceful light-gray paint color with the white trim and black shutters is nicely accentuated by the bluish-green to teal door, a unique twist. we also love the secondary deck off the kitchen, which makes for a great place to grill out, read quietly, and enjoy nature. we also love the size of the property, with tree cover to keep you shady and private while enjoying time outdoors, but a spacious corner lot to explore and enjoy. 225 shadow moss dr has been a very low-maintenance property with sturdy vinyl siding, a solid design, and no structural issues. only 10 minutes from uga campus and downtown athens, with easy access to groceries, food, gas and more, we love the location of the home. the world of wonder playground, a beautiful playground here in east athens, is situated directly across the street from the neighborhood entrance and is in walking distance of 225. the wiggly field dog park is right there as well, and the quiet streets and spacious property are excellent for pet owners. the property also sits right on the corner of shadow moss drive and mccrackin court, which leads into the meadow creek neighborhood. inside shadow moss, we love the kitchen downstairs. the cabinetry, painted a trendy forest green, provides ample kitchen storage and countertop space. we also love the open flow from the living room to the dining room, with the fireplace as a focal point of the main downstairs living space. upstairs, the primary suite makes a great impression. the large bedroom connects to the tiled bathroom, a generous vanity area, and a big walk-in closet. the light gray paint (refreshed in 2021) and updated fixtures throughout the downstairs living areas give the home a fresh, modern feel. the home needs new carpet, but we did not want to replace it given the current tenant situation. we can either offer a flooring allowance or discount on the price to offset the current carpet condition. lease expires on 7/28/25, but current tenant has expressed an interest in staying if home is purchased by an investor. current rent is $2k/m. proposed rent for renewal is $2200/m. showings to begin on saturday 6/21/2025.
