We are selling our 1930 small mountain home.
we moved in about 3.5 years ago and have done about all the major work. (no we don’t mean 1971 updates as a lot of real estate says in its listings “recent updates) these are actual updates done within the past three years we lived here!
the final photo in the pictures is what the house was when we showed up and moved in. many years this house sat neglected.
the first year we dealt with frozen pipes that ran under the crawl space (into the outside frigid air) we addressed that by bringing all the water lines inside (as they should be in a northern climate! who knew.
that wouldn’t be the end of our troubles that first winter ,the oil boiler cracked the block (burnham boiler,factory defect in the mold of the blocks)
so we had a new boiler installed , replaced a lot of the first floor’s baseboard heat replaced.
the first winter was pretty rough,again we lived here,we got to see the -20 windchills in a house that really needed dependable heat (even if the power is lost)
next we worked on digging the partial basement out
(was a plywood board over a hole) we believe the previous owner was trying to fill it in to block the cold air from entering the rest of the house .
we dig out the old rock steps. mortared rock into the entrance and added a marketplace bilco doors. we wanted to be able to bring firewood in,we intended to put a woodstove in the basement. if power was lost during the good amount of wind we see in the winter we could at least stay warm and cook on it if needed.

yes, when it’s a steady 10°-20° it will keep the house warm ! 67°-70° help keep the oil bill down. the partial cellar the woodstove is located in had a plastic lined floor over dirt. we tore that up and dug down, we bought a concrete mixer and poured a landing for the steps we built down into the basement from the inside the concrete is about 3-4” thick then lined with flat stone on top with mortar in between each stone. (stone floor now some what matches the year of the house) plenty enough room to store a good cord and a half of wood.
since the new boiler was installed it has only really been used for hot water in bathing and dishes .
after finally getting steady hot water supply
we moved onto the kitchen area of the house
the old timbers sat hovering in the air.
the house looked like it was smiling when we showed up.
i spent a summer jacking up the house. going to my neighbors property (he has a lot of good flat stone on his property) that whole summer was spent on the back and front side of the house digging trenches to our 3/4 gravel then a good mortar base with stone to fill the gap under the house.
as the rock and mortar was put in place cured ,the houses weight was put onto it and then moved on until the whole area front and back was complete.
we brought in 100lb concrete pads and wood blocking for the center of the kitchen. again jacking it up and setting the weight on t
