We are selling our 1930 small mountain home.
we moved in about 3.5 years ago and have done about all the major work. (no we don’t mean 1971 updates as a lot of real estate says in its listings “recent updates) these are actual updates done within the past three years we lived here!
the final photo in the pictures is what the house was when we showed up and moved in. many years this house sat neglected.
the first year we dealt with frozen pipes that ran under the crawl space (into the outside frigid air) we addressed that by bringing all the water lines inside (as they should be in a northern climate! who knew.
that wouldn’t be the end of our troubles that first winter ,the oil boiler cracked the block (burnham boiler,factory defect in the mold of the blocks)
so we had a new boiler installed , replaced a lot of the first floor’s baseboard heat replaced.
the first winter was pretty rough,again we lived here,we got to see the -20 windchills in a house that really needed dependable heat (even if the power is lost)
next we worked on digging the partial basement out
(was a plywood board over a hole) we believe the previous owner was trying to fill it in to block the cold air from entering the rest of the house .
we dig out the old rock steps. mortared rock into the entrance and added a marketplace bilco doors. we wanted to be able to bring firewood in,we intended to put a woodstove in the basement. if power was lost during the good amount of wind we see in the winter we could at least stay warm and cook on it if needed.

yes, when it’s a steady 10°-20° it will keep the house warm ! 67°-70° help keep the oil bill down. the partial cellar the woodstove is located in had a plastic lined floor over dirt. we tore that up and dug down, we bought a concrete mixer and poured a landing for the steps we built down into the basement from the inside the concrete is about 3-4” thick then lined with flat stone on top with mortar in between each stone. (stone floor now some what matches the year of the house) plenty enough room to store a good cord and a half of wood.
since the new boiler was installed it has only really been used for hot water in bathing and dishes .
after finally getting steady hot water supply
we moved onto the kitchen area of the house
the old timbers sat hovering in the air.
the house looked like it was smiling when we showed up.
i spent a summer jacking up the house. going to my neighbors property (he has a lot of good flat stone on his property) that whole summer was spent on the back and front side of the house digging trenches to our 3/4 gravel then a good mortar base with stone to fill the gap under the house.
as the rock and mortar was put in place cured ,the houses weight was put onto it and then moved on until the whole area front and back was complete.
we brought in 100lb concrete pads and wood blocking for the center of the kitchen. again jacking it up and setting the weight on the concrete pads.
(maine crawl spaces are like black holes,people who lived here just throw all their junk into them)
we rented a 14 yard dumpster (the interior of the house had a lot of junk in it when we showed up,metal beds family/personal items) we cleared all of it out ,gone!
on to the single finger leech field.
upon inspection we were told two of the old crab apple trees roots had grown into the pipe that comes out of the septic. we rented a mini excavator and got rid of the two trees interfering with the tank. (septic has worked fine last three years and we had it pumped about a year and a half ago but can have it pumped upon a sale)
we also used the excavator to pull down a bunch of smaller diameter pines that were trying to consume the 1.5 acres this house sits on.
we left the hardwood trees and birches to grow (who doesn’t love fall time colors)
anyway back to the house, it did have an old porch sinking into the ground. we tore down porch to expose its old farmhouse charm.
we started stripping it. cedar shingle siding for the main front of the house and then went into a new pine clapboard siding. all was stained with natural cedar tone. we found some rotted sills along with oddly offset windows. so installed new windows and reframed where we felt would set the look of the house .new front door and moved along to the side of the garage. upper garage had no window at all just a board against the opening. so new window there. we then stripped down the old oil tank shed and rebuilt it (repainting the oil tank as well)the tank was exposed to the cold winds.its still in the outside ambient air but now it has a good solid wall around it with a door for the oil man to refill. new windows in the back for the kitchen. we moved on to the inside from sanding the kitchen floor to installing new poplar cabinets and butcher block counters .
new tile floor in front of the cabinets. went through the first floor bathroom, tile shower stall and tongue and groove pine white washed walls with poly to seal it up.new vanity of course new window. plenty plenty more,we have all the receipts all the way to a new well pump and line (we dug that up and the well company installed the pump.) again can’t emphasize how much work was done and can’t fit it all in on this description!! a new shop just built out back for your toys.
we are right on the atv trail,about 1/3-1/2 a mile from the snow mobile trail.local home made donut shop right up the road, along with a great restaurant called bear belly’s tap and table.
20 minutes to rangeley saddleback
about 30 minutes to sugarloaf.cheaper living,cheaper groceries,than the areas right on the the mountains. come see it today,finish the little work that’s left and have a solid base to enjoy all that western mountains of maine offer.
