goal: the owner’s wish to develop this parcel into a modern, green, commercial property by creating symbiotic tenants. while looking at our existing retail categories and consumer products using analytics, market research, sector research, from retail we will leverage the property to fuel initiatives.
we will evaluate which products and services enhance our goal, which ones do not.

objective: looking at our collected data the seller has three(3) opportunities in the development of the property, first, selling the property outright, second, becoming an equity partner in the development of the site, third, doing the build-out with long term t&c to be determined.(the numbering of the opportunities is for referencing only)
